Each payment request comes with a lien waiver. At closeout you get photo records, the manufacturer warranty documents and our 2-year workmanship warranty.

A survey that measures the roof before anyone prices it.

We walk every roof section, measure it, take core cuts to see what is under the membrane and scan for wet insulation. Drains, curbs, flashings and rooftop units are logged with photos.

  • Measured areas for each roof section, in square feet
  • Core cuts showing deck type, insulation layers and existing membranes
  • A recommendation per section: repair, recover or tear-off

One fixed price, broken into lines you can check.

The quote lists every scope item with its quantity and unit price: tear-off, insulation, membrane, flashings, drains, permit fees. The total does not move unless you sign a written change order first.

Hidden deck damage is priced in the quote as a unit rate per square foot, so you know the cost before the roof is open.

Your building, your records, your tenants.

Roof access means keys, alarm codes and drawings. Here is how we handle them and how we keep the building usable while we work.

Keys and access codes

Keys and alarm codes are logged by name and date, held only by the site lead, and returned or deleted at closeout. Codes are never written in emails or quotes.

Drawings and photos

Survey photos, drawings and reports are shared only with the contacts you name. We keep project files for 3 years for warranty use and delete them within 10 business days if you ask, after sending you a full copy.

Occupied buildings

Crane lifts and debris chutes are fenced and scheduled outside business hours where needed. Rooftop air intakes are closed or filtered during adhesive work, and every section is dried in before the crew leaves each day.

Insurance and lien paperwork

A certificate of insurance naming you as additional insured is issued before mobilization. Each payment request includes our lien waiver and those of any supplier on the job.

Questions owners ask before a reroof

How do you decide between repair and full replacement?

We take core cuts and run a moisture scan during the survey. If wet insulation is under roughly a quarter of the roof area and the membrane seams still hold, targeted repair or a recover is usually the better spend. Above that, or with repeated seam failures, we recommend tear-off. The survey report shows the numbers behind the recommendation.

Can you replace a roof during a Minnesota winter?

Leak repairs run year-round. Full TPO or EPDM replacement needs dry decks and adhesive temperatures within manufacturer limits, so we schedule most tear-offs from April to November. Winter work is limited to repairs, temporary dry-in and mechanically attached systems when conditions allow.

What is a recover, and when is it allowed?

A recover installs new insulation board and membrane over the existing roof without full tear-off. Building code allows it only when there is a single existing roof covering and the deck and insulation are dry and sound. Our survey confirms both before we quote it.

Who pulls the building permit?

We do. In St. Paul, roof replacement on commercial and multifamily buildings goes through the Department of Safety and Inspections, and low-slope reroofs include the city's Commercial Reroof Requirements checklist. Permit fees are listed as a separate line in your quote.

Which membranes do you install?

TPO (GAF EverGuard and Carlisle Sure-Weld, 60 or 80 mil), Carlisle Sure-Seal EPDM and Carlisle Sure-Flex PVC. The system choice depends on rooftop equipment, foot traffic, grease or chemical exposure and the warranty term you want.

How are payments structured?

Surveys and leak repairs are invoiced on completion. Replacement projects are billed in progress payments against a schedule of values, typically a deposit, a mid-project draw and a final payment after the punch list is closed. Lenders can receive AIA G702/G703 format pay applications on request.

Send us the address and roof size. We will set a survey date.

Include the building type, approximate square footage and any known leaks. We reply by email within one business day.
