Roof services and the rates behind them

Five services, all for low-slope commercial and multifamily roofs. Reference rates are published below so you can budget before the survey; your quote is fixed on measured area.

What we do on the roof

We do roofing only: no siding, windows or interior work. Electrical or mechanical disconnects at rooftop units are handled by licensed trade partners under our contract.

Roof survey

Section-by-section measurement, core cuts, infrared or capacitance moisture scan, drain and flashing log, photo set and a written recommendation per section. The survey fee is credited against a replacement contract signed within 90 days.

Leak repair

Leak tracing from the interior stain to the roof source, seam re-welding, flashing and pitch-pocket repair, drain strainer replacement and temporary patching in winter. Each visit ends with a short photo report.

Tear-off replacement

Removal to the deck, deck repair where found, new tapered polyiso insulation for drainage, cover board, membrane, perimeter metal and flashings at every curb and penetration. Permit pulled and inspected by us.

Recover

New insulation and membrane installed over a single existing roof that the survey has shown to be dry and sound. Less disruption and less landfill than a tear-off, with the same manufacturer warranty options.

Annual maintenance plan

Spring and fall inspections, drain and gutter clearing, seam and flashing touch-ups up to two crew-hours per visit, and a written condition report you can use for capital planning.

Reference rates

Ranges reflect Twin Cities conditions in late 2026. Material costs have been moving, so replacement quotes are held for 30 days.
